Marvel Way Phase II

RENO, NEVADA

Goal: Continue to build a better future for our residents through safe, affordable, sober-living housing for those in recovery in Reno, Nevada.

Marvel Way Phase II is the second phase of the Marvel Way Apartment Complex. The project will provide 46 affordable, sober-living, units for individuals and households in recovery, in addition to the 42 units from Phase I. The second phase of the development will include a single 3-story building with 2 studios, 35 one-bedroom units, and 9 two-bedroom units for residents earning 30% and 50% AMI. 23 of the units will be set aside at 30% AMI, with 22 reserved for 50% AMI.

Residents of Phase II will have access to all amenities offered at Phase I, including a multi-purpose room, warming kitchen, exercise room, computer lab, library, laundry room, community garden, and potting shed. In addition to these, Phase II will incorporate a BBQ and sitting area, a dog park, and open green space.

The building aims to provide a safe space for residents to cultivate their mental and physical health, sobriety, and wellbeing. Through careful design and a thoughtful resident services program provided by CDP’s project partner, The Empowerment Center (TEC), the community will seek to promote self-care within a safe environment. TEC is a non-profit organization with extensive experience in substance abuse treatment and transitional housing for clients working to maintain their sobriety.

DEVELOPMENT

Marvel Way Phase II is unique in that it will not have LIHTCs. Instead, this project will be utilizing State of Nevada ARPA funds, known as the Home Means Nevada Initiative (HMN) funds, awarded in the amount of $16.3 million. These funds will be paired with $750,000 in HOME Funds from the City of Reno, and $1,000,000 in funds from the National Housing Trust (NHT), administered by the State of Nevada.
