Alder House

PORTLAND, OREGON

Goal: Rehabilitate a previously built property in downtown Portland and transform it into a safe, welcoming, and affordable space for residents.

The Sam Galbreath Alder House is an extensive renovation of a 7-story property built in 1992 that will incorporate affordable apartments, supportive services, and community amenities. Alder House is located in a highly desirable, amenity-rich area of Portland. The site is close by residential and commercial services, as well as public transportation.

The ground floor hosts a lobby with offices for property management and ground floor parking stalls. The remaining floors will provide 100 enhanced SRO units for individuals earning 45% and 55% AMI, 30 studio units for individuals coming directly out of homelessness, and one 1-bedroom manager unit, with common areas on the second floor. CDP partnered with EngAGE on this project and Community for Positive Aging will provide resident services.

As many affordable communities in Southwest Portland continue to be lost to redevelopment, The Sam Galbreath Alder House addresses this need through a coordinated permanent supportive housing model.

DEVELOPMENT

Alder House received Housing Preservation and Low-Income Weatherization funds from Oregon state, as well as 4% Low Income Housing Tax Credits. The project also received an $8.25M permanent loan from CitiBank.

Providing on-site programs reduces primary barriers to engagement – cost and transportation– maximizing impact.

Founded in 1999 as More Than Shelter for Seniors, EngAGE has worked continuously as leading experts in aging arts programming. In the last few years, they have adapted to include intergenerational communities.
