Leadership

The CDP team is led by brothers Eric and Kyle Paine who founded CDP in 2011 and have since directly led the development of our organization’s 1,400 units in 19 unique projects across four states.  Our diverse CDP family is comprised of multi-disciplinary professionals who are passionately devoted to our mission. The team has the breadth of knowledge, holistic design experience, transaction structuring expertise, and project management acumen to identify, underwrite, and successfully execute on opportunities.  That coupled with the deep commitment to enhance the quality of life for residents sets CDP apart.

As we’re highly selective about our projects, we can focus on our values of integrity, inclusivity, and quality instead of quantity. We founded this company to do what we love, and while we work hard, we also have fun in the process. We’re proud of the growth we’ve achieved so far, but see the highest value in our relationships. Not only with our team, which is more like a family, but with all our residents, whom we’re honored to consider our neighbors.

 
Eric Paine  Chief Executive Officer  As CEO, Eric focuses on corporate strategy and business development as well as overseeing the Oregon team’s development work. Eric’s lifelong passion for modern design, art, and ecology helps to shape the vision for CDP communities. He also is very involved with guiding the creation and implementation of the resident services programming . Prior to founding the organization and focusing his career on mission-driven development, he worked in real estate investment and market-rate housing where he honed his development acumen.  Eric studied Economics and Accounting at the University of California, Los Angeles, and later went on to earn his certificate in Light Construction Development Management from the University of California, Irvine, as well as a California Real Estate Broker and General Contractor licenses prior to moving to Oregon. Eric has served on the Board of Directors for non-profits such as The Ecology Center, Alberta Abbey Foundation, and Alberta Main Street.

Kyle Paine  President  As President, Kyle supervises all acquisition sourcing and development activities through the California office. He oversees strategic relationships and forward planning. He ensures each project is executed to CDP standards through the cycles of development as well as overseeing the asset management of all CDP properties.  Kyle is a Southern California native who studied Psychology and Business at the University of California at Berkeley, and later obtained his California Real Estate Broker’s License. Prior to joining CDP, Kyle was at Fairfield Residential, a national apartment developer, builder, and manager where he served as the Acquisition and Development Officer for the Pacific Northwest region and had comprehensive oversight of the sourcing of institutional grade market-rate and affordable development sites.

Kyle is a Southern California native who studied Psychology and Business at the University of California at Berkeley, and later obtained his California Real Estate Broker’s License. Prior to joining CDP, Kyle was at Fairfield Residential, a national apartment developer, builder, and manager where he served as the Acquisition and Development Officer for the Pacific Northwest region and had comprehensive oversight of the sourcing of institutional grade market-rate and affordable development sites.

Jen Nguyen  CFO (CA)  Nguyen is CDP’s CFO and manages the organization’s financial, risk management, and administrative operations. In addition to guiding the company’s fiscal and operational strategy, she oversees ongoing reporting, compliance, and asset management. With 20 years of experience in real estate, operational finance, and investment finance, Jennifer previously served as an external CFO to multiple non-profit organizations in the education industry. Prior to that, she was a Director at Ally Financial and its predecessor GMAC, where she structured and managed real estate debt and equity transactions with a combined basis exceeding $4 billion. Before Ally, she worked in Deutsche Bank’s Real Estate Investment Banking Group underwriting debt and equity financing in several funds co-invested with a large public pension agency. Jennifer holds a Bachelor’s degree from the University of California, Los Angeles and an MBA from the Massachusetts Institute of Technology Sloan School of Management.

Bradford Long   Director of Asset Management (CA)  Bradford Long focuses on maximizing the financial and operational performances for all assets across the CDP portfolio. Prior to CDP, Bradford was an SVP at Eagle Rock Advisors, a NYC-based private equity firm with over a billion dollars worth of multifamily assets. He has a background in aquisitions and asset management from his time spent working for a Philadelphia-based private equity firm with over 15,000 multifamily units.  Bradford received his Bachelors in Actuarial Science from Penn State University and attended Columbia University for his Masters in Real Estate Development.

Bradford Long focuses on maximizing the financial and operational performances for all assets across the CDP portfolio. Prior to CDP, Bradford was an SVP at Eagle Rock Advisors, a NYC-based private equity firm with over a billion dollars worth of multifamily assets. He has a background in aquisitions and asset management from his time spent working for a Philadelphia-based private equity firm with over 15,000 multifamily units.

Bradford received his Bachelors in Actuarial Science from Penn State University and attended Columbia University for his Masters in Real Estate Development.

Jessica Woodruff  Director of Development (OR)    Jessica Woodruff, is CDP’s Director of Development and leads our Oregon team’s efforts across all spectrums of the development cycle. Jessica is a seasoned professional dedicated to the creation and preservation of affordable housing and comes to CDP from REACH Community Development, one of the oldest and larger community development corporations in Oregon/Southwest Washington, where she was the Director of Housing Development. During her ten year tenure at REACH she was responsible for leading REACH's real estate development and instrumental in building the team that ultimately elevated REACH to the status of being one of the most highly regarded and prolific affordable housing development organizations in the State of Oregon. She was responsible for securing financing and managing the Housing Development department. Prior to REACH, Jessica served as a Senior Originations Associate at PNC Multifamily Capital where she evaluated the financial feasibility of new affordable housing development opportunities. Jessica holds a BA from the University of Oregon and in 2017 was awarded a certificate of completion from John F. Kennedy School of Government at Harvard University, Executive Education.
