The Ava

EUGENE, OREGON

Goal: Provide safe, high-quality, and affordable housing with supportive amenities for individuals and families with low to very low incomes in Eugene, Oregon.

The Ava is a new construction community in Eugene, Oregon, that will deliver 158 new apartment homes. The four-story building will offer a mix of unit types, including 20 studios, 97 one-bedroom, 35 two-bedroom, and 6 three-bedroom apartments.

All units’ rents will be set between 30% and 60% area median income (AMI). Community amenities include a fitness room, community room, picnic area, play area, dog park, rain garden spaces to manage stormwater, private study rooms, bike storage, and electric car charging stations. Apartment amenities feature quartz countertops, tile backsplash, stainless steel appliances, smart key system, washer dryers, A/C, and select units with patios/balconies.

The Ava’s design integrates into the pedestrian-scaled neighborhood around it, allowing residents easy access to pedestrian and bicycle paths as well as public transit. The vision for the project is to provide a safe and secure space for working individuals and families to grow and thrive, accomplished partially by the diversity of unit sizes to address the needs of community members seeking affordable housing options.

DEVELOPMENT

Financing for the project includes $25.4M in LIFT funding awarded by OHCS, along with an allocation of 4% LIHTCs and Private Activity Bonds. Additional support comes from funding from the City of Eugene. R4 serves as both the construction and permanent lender, while Hudson provides the project’s equity.
