Goal: Revitalize aging affordable housing communities through thoughtful renovation, preserving long-term affordability while fostering a renewed sense of pride among residents.

Meadows Court and Holly Lane are two existing affordable housing communities preserved and rehabilitated by CDP. Located down the street from CDP’s Rocky Hill Project, Meadows Court comprises 51 two-bedroom townhome-style units, while Holly Lane features 16 two-bedroom townhomes and 15 one-bedroom flats. Both communities include shared laundry facilities, with a centrally located property management office at Meadows Court. The apartments serve families earning 50–60% of the area’s median income.

Mature trees, new landscaping, shaded picnic areas, and an innovative play area, the properties encourage residents to enjoy outdoor activities and community interaction, including a large community garden space, creating opportunities for residents, neighbors, and the broader community to come together.

DEVELOPMENT

The project’s financing involved a complex capital stack, incorporating multiple funding sources already tied to the properties. These sources were also linked to other assets, necessitating a lengthy process to separate collateral and reestablish liens to advance the development.
