Marvel Way Phase I

RENO, NEVADA

Goal: Provide a safe, affordable, sober-living environment for individuals in recovery, ensuring long term success with a mutually supportive community in which individuals build the life skills necessary to sustain their recovery.

The first of its kind in Nevada, Reno’s Marvel Way Apartments provides permanent supportive housing for very low-income individuals in recovery, as well as their families. The project offers 42-units comprised of 36 one- and 6 two-bedroom apartment homes to households earning 30% and 50% AMI. The three-story residence will include ample common space amenities, including a multi-purpose room and warming kitchen, exercise room, computer lab, on-site laundry room, and library. Outdoor spaces include secure sitting, barbecue areas, a community garden and potting shed, playground, and dog park.

Marvel Way Apartments are a certified GreenPoint rated development. The building will include high efficiency heating and cooling equipment and EnergyStar appliances. Additionally, the site is less than a mile away from numerous shops, services, and resources, with easy access to public transportation.

Designed for sobriety and success, the development not only provides affordable, sober-living, housing, but also on-site community-based services, including 12-Step meetings, job training, life skills coaching, and referrals to local service organizations. Marvel Way’s partnerships with local healthcare providers are imperative for resident health, safety, and recovery. Continued recovery and skill building will be enabled through the support of residents’ physical, mental, spiritual, and social well-being.

DEVELOPMENT

Marvel Way is a collaboration between CDP and The Empowerment Center (TEC), a Reno-based non-profit organization that currently provides recovery-based transitional housing for women. CDP is the developer of the project and TEC is both the GP and long-term owner of the property. Marvel Way was designed with TEC’s goals and mission at the forefront. This sober-living, permanent supportive housing development ensures individuals leaving treatment centers never have to return to toxic living environments again. The development was made possible with 9% low-income housing tax credits allocated through the Nevada Housing Division, Washoe County HOME funds, NHTF funds from the State of Nevada, AHP funds, and Section 8 PBVs. TEC has also raised donor support for off-site infrastructure costs. Once the project is complete, CDP will focus on the second phase of the development, which is expected to create 46 additional units.
