Mariposa Village

HOOD RIVER, OREGON

Goal: Mariposa Village will provide a vibrant, sustainable, multigenerational hub for residents of Hood River, all while preserving and enhancing the natural environment and community.

Mariposa Village takes its inspiration from the Monterey Mariposa Lily, a wetland species native to Oregon, and the Spanish word for butterfly, symbolizing transformation and hope. The new community offers 130 units to households earning 30% – 60% AMI. The apartment homes will range from studios to three-bedroom townhomes. Located in Hood River, the project aims to bring much needed affordable housing to the area. Furthermore, Mariposa Village will be a Community For All Ages, nurturing a healthy, supportive, and community-focused lifestyle where people of all ages can live, work, play, and thrive.

The project features numerous amenities, available to all residents, including a dedicated community building for site operations and resident programming, as well as shared community spaces, a classroom/meeting space and outdoor patio. The site will also feature a park with a children’s playground, and community gardens. The project places a strong emphasis on the natural environment and the neighboring local communities by incorporating trails and protecting the onsite wetlands.

DEVELOPMENT

The project was awarded $16 million from Oregon Housing and Community Services (OHCS) through the 2023 Local Innovation Fast Track (LIFT) program. In addition to LIFT funds, the project’s financing includes 4% Low-Income Housing Tax Credits, tax-exempt bonds, 45L equity, and an infrastructure grant from the State of Oregon, administered by the City of Hood River. Additional support was provided by the Energy Trust of Oregon, OR-MEP, and a congressionally directed HUD Community Project Funding grant. JPMorgan Chase is providing the construction loan, while Citibank is the permanent lender. Additionally, the City of Hood River donated the land.
