FREMONT, CALIFORNIA

Goal: Canvas brings much needed affordable intergenerational housing to the residents of Fremont, California, with a new 92-unit Community For All Ages.

Located in the amenity-rich Downtown Fremont, Canvas will offer 92 affordable apartment homes to households earning 30%–70% of the Area Median Income (AMI). The project serves large families and seniors, offering a range of studios, one-, two-, and three-bedroom apartments within a five-story building. As a Community For All Ages (CFAA), programming and events will focus on intergenerational connections and support between households to build community.

The residential units are arranged around two courtyards—a larger, active space with a tot lot, outdoor kitchen, and lounge, and a quieter courtyard with seating and community garden plots—allowing residents the choice to socialize or enjoy solitude. Amenities include a sun porch, meeting spaces, a clubhouse, and a fitness studio. Additionally, the ground floor will host space for on-site resident services. The community also offers easy access to grocery stores, schools, parks, and transit.

DEVELOPMENT

Selected by the City of Fremont, the project was awarded $10M by the Fremont City Council and financed with 4% LIHTCs and a 4% bond award. Additional soft funding came from the California Department of Developmental Services. Bank of America provided the tax credit equity and construction loan, and Citibank is the permanent lender.

Project Access is a nonprofit organization that provides supportive resident services to individuals in affordable housing, fostering opportunities for self-sufficiency and helping communities realize their full potential. Services are delivered by on-site Resident Services Coordinators, enabling Project Access to build proactive, trusting relationships with residents and encourage community engagement.

Project Access aims to be the leading provider of vital on-site health, education, and employment services to families, children, and seniors living in affordable and workforce housing communities.
