Alberta Alive Townhomes

PORTLAND, OREGON

Goal: The Alberta Alive Townhomes will introduce homeownership opportunities within the Alberta Alive vision and serve as a model for future homeownership developments.

The Alberta Alive Townhomes (the Townhomes) represent the fourth phase of the Alberta Alive initiative and will provide affordable homeownership opportunities for households earning between 60% and 80% of the area median income (AMI). The project will include eight three-bedroom, two-and-a-half-bath townhomes, each featuring dedicated parking and a thoughtful mix of public and private outdoor spaces designed to foster community and livability.

SEI and CDP are collaborating with Portland Housing Bureau’s N/NE Oversight Committee, We All Rise, and Proud Ground on this project. The Townhomes will leverage the N/NE Preference Policy waitlist to ensure an equitable process for homebuyer selection. We All Rise, a community development firm, will help develop a homeownership model that prioritizes the experiences of displaced Black Portlanders. Proud Ground, the largest Community Land Trust in the Pacific Northwest, will ultimately own the land, ensuring the townhomes remain affordable in perpetuity. This marks CDP’s first homeownership project.

DEVELOPMENT

Financing for the Townhomes was made possible through approximately $1.7 million in PHB Homeownership Funds, as well as a LIFT Homeownership Loan, a LIFT Supplemental Grant, and a Capacity Building Grant, all provided by OHCS. Summit Bank is serving as the construction lender.

Proud Ground

Founded in 1999, Proud Ground pioneered city-wide, permanently affordable homeownership opportunities. Now operating in six counties—Clackamas, Clark, Lincoln, Multnomah, Jackson, and Washington—it has helped over 600 families achieve first-time homeownership. As one of the nation’s leading Community Land Trusts, Proud Ground ensures working families can live in their communities while keeping homes affordable for future generations. Operating as a membership-based organization, Proud Ground grants voting rights to homeowners and donors, allowing the community to help guide its mission-driven efforts.
