Closing Announcement: Westview House (Santa Ana, CA)

We are excited to announce the closing of Westview House in Santa Ana, CA!

Westview House is a new construction project located in Santa Ana, CA that will feature 85 units of affordable housing for individuals and families earning 30%-60% AMI. The project has been specifically designed to meet the housing needs of large families and supportive, integrated housing needs for individuals and families experiencing mental illness and homelessness. Nearly 75% of the total unit count is reserved for extremely low-income households earning 30% or below AMI, a large portion of which are permanent supportive housing (PSH) units. Site amenities include a community room for events and classes, an outdoor children’s play structure, outdoor picnic and BBQ areas, walking paths, and community garden beds.

Westview House is being developed in partnership with Mercy House, who will also provide resident services. Wrap-around case management services will be provided through Orange County’s Health Care Agency.

Funding for Westview House is supported by bonds, a 4% Low Income Housing Tax Credit (LIHTC) allocation with equity investment by R4 Capital, a Section 8 HAP contract for 26 project-based vouchers administered through the City of Santa Ana Housing Authority in addition to funds from the City of Santa Ana, Orange County Housing Finance Trust (OCHFT) funds, State of California’s NPLH program for permanent supportive housing, and the County of Orange Mental Health Services Act (MHSA) funds. Construction financing is being provided by Umpqua Bank and permanent financing is provided by Citibank.
