Closing Announcement: Maple (Oregon City, OR)
June 6, 2022
We are excited to announce the closing of Maple Apartments in Oregon City.
Maple is a collaboration between CDP and Hacienda CDC. The community will feature 171 affordable homes available to households earning 30%-60% of the area median income. A portion of the units are set aside for agriculture workers and their families through an award of Oregon Agriculture Workforce Housing Tax Credits, and nine units are for households transitioning out of homelessness and include supportive services through Northwest Housing Alternatives and Hacienda’s Youth and Family Services division.
The site design will support a series of amenities within a park-like setting, including a community garden, walking paths, children’s play areas, outdoor picnic areas, and a community building for events and classes. To accommodate a wide range of household sizes, the residential buildings feature a mix of unit types including one- to four-bedroom homes.
CDP and Hacienda CDC will co-own and co-develop the property. Comprehensive, on-site resident services will be provided by Hacienda, with additional services provided by NHA for the nine households transitioning out of homelessness. Property management will be provided by Guardian. The site was designed by Salazar Architecture and is being built by LMC Construction.
The property is made possible by a 4% Low Income Housing Tax Credit (LIHTC) allocation with equity investment by Aegon, OHCS Market Cost Offset Funds, Clackamas County Metro Bond Funds administered by the Housing Authority of Clackamas County, Agriculture Workforce Housing Tax Credits and a Section 8 contract for 70 project-based vouchers. Construction financing is being provided by US Bank and permanent financing is being provided by Citibank.
