Closing Announcement: Canvas

We’re excited to announce the closing of Canvas—a new 92-unit community in Fremont, California, bringing much-needed affordable, intergenerational housing to households earning 30%–70% of the Area Median Income (AMI).

Developed by Community Development Partners, Canvas will serve families and seniors with a mix of studios, one-, two-, and three-bedroom apartments across five stories, including 15 homes set aside for individuals and families with intellectual or developmental disabilities. As a Community For All Ages (CFAA), Canvas will host programming and events designed to build intergenerational connection and mutual support among residents, led by Project Access from its resident services space on the ground floor.

Homes are arranged around two courtyards—a larger, active space with a tot lot, outdoor kitchen, and lounge, and a quieter courtyard with seating and community garden plots—giving residents the choice to gather or find solitude. Additional amenities include a sun porch, meeting spaces, a clubhouse, and a fitness studio. The amenity-rich Downtown Fremont location puts grocery stores, schools, parks, and transit within easy reach.

Canvas was designed by AO Architects and is being built by CDP Builders. Selected by the City of Fremont, the project received a 4% bond award, with soft funding from the City of Fremont and the California Department of Developmental Services. Bank of America provided the tax credit equity and construction loan, and Citibank is the permanent lender. FPI Management will manage the property.
